Following the off market acquisition in 2014, a retail oriented development plan was put in motion. The International Union of Operating Engineers had owned and occupied the building since the 1930's. Little Italy had become the most vibrant urban neighborhood in San Diego with acclaimed restaurants and cocktail bars, upscale urban dwellings, tech-companies and waterfront views. The project consisted of a ground-up cafe and bakery featuring indoor-outdoor seating. The project was the recipient of the Golden Nugget Architectural Award at the PCBC Conference in 2017.
