Mariposa Bungalows // Barrio Logan (1865-1869 Newton Avenue)
Acquired the 7,500 square foot lot with three existing residential structures in the Fall of 2016 in partnership with Nakhshab Development & Design. Following an extensive rehabilitation lasting nearly five months, the bungalows were restored with a modern + artistic design paying tribute to the local artist influence in Barrio Logan. The project consisted of two 2 bedroom/1 bathroom bungalows and one studio all sharing a communal outdoor space with market lighting, a fire pit, garden features and off-street parking. All three units were leased within a few days following completion of construction in February 2017. The project is situated in the heart of Barrio Logan, an emerging artists neighborhood bordering Downtown San Diego and the waterfront. It sets a block from artisan coffee shops, craft breweries, eclectic restaurants and a neighborhood market. The site is zoned for 14-20 residential units and commercial mixed-use development.

CREATIVO // East Village (301 16th Street)
Acquired the rights to purchase the property (off market) in late 2015 and closed escrow in early 2016. The property is in the booming East Village neighborhood of Downtown San Diego. It is a 5,000 square foot corner lot on 16th & K Street. The property is located a few blocks from Petco Park, home of the San Diego Padres, the City Library, numerous educational institutions and amidst the largest development push in San Diego County for high-rise residential. World-renowned developers such as Pinnacle, Lennar, Trammel Crow and Oliver McMillan are building projects within two blocks of the subject site. Fabric Development pursued entitlements for a true mixed-use, 20,000 square foot ground up development consisting of 14 residential units, one office unit, one retail unit and 8-10 underground parking spots. The development, named “Creativo”, received full entitlements from CivicSD in Spring of 2017.
