Acquired the rights to purchase the property (off market) in late 2015 and closed escrow in early 2016. The property is in the progressive East Village neighborhood of Downtown San Diego. It is a .11 acre corner lot on 16th Street & K Street. The property is located a few blocks from Petco Park, home of the San Diego Padres, the City Library, numerous educational institutions and amidst the largest development push in San Diego County for high-rise density. World-renowned developers such as Pinnacle, Lennar, Trammel Crow and Oliver McMillan are building projects within two blocks of the subject site. FABRIC pursued entitlements for a true mixed-use, 21,000 square foot ground up development consisting of 14 residential units with private roof decks, one creative office unit, one indoor/outdoor retail unit and 10 underground parking spots along with bike and surf board storage. The development, aptly named “Creativo”, received full entitlements from Civic San Diego in Spring of 2017.
